The Position

Living Room Realty is seeking a reliable, skilled Maintenance Coordinator to help take our client service to the next level.


  • Annual home inspections

  • Coordinate tenant access for service requests

  • Diagnose scope of work for service requests, turnover and capital projects

  • Collect bids from vendors and generate owner reports

  • Schedule vendors - turnovers and service requests

  • Perform move out inspections and scheduling

  • Review vendor invoicing for property billing

  • Unit turnover for non-vendable services

  • Maintain a log of hours worked and mileage for client billing

  • After hours emergency response including some periodic emergency maintenance on-call duties and vendor coordination

  • Maintain Appfolio - properly noting repairs on service requests, closing out work orders, uploading inspection images

  • Prompt completion of work orders

  • Turning over vacant units to market ready condition

  • Maintenance work to include but not limited to:

    • Painting

    • Drywall repair and installation

    • Electrical troubleshooting and repair

    • HVAC preventative maintenance, problem diagnosis and repair (HVAC certification preferred, but HVAC servicing skills and experience are more important)

    • Unclog plumbing drains of all types

    • Repair/replace plumbing fixtures, pipes, etc.

    • Perform preventative maintenance on water heaters

    • Troubleshoot and repair fridges, stoves, dishwashers

    • Floor installation (vinyl tile, vinyl sheet, carpet, vinyl plank)

    • Window and door repair and installation

    • Maintenance of building exteriors

  • Additional duties as assigned


  • Working knowledge of general apartment and single family home maintenance including but not limited to HVAC, plumbing, electrical, painting, flooring, windows, doors, appliances

  • Proven ability to meet goals and deadlines

  • Exceptional written and oral communication skills

  • Self-starter able to work with little supervision

  • Collaborative and able to work well with a team

  • Detail-oriented

  • Creative problem solver

  • Excellent project manager

  • Experience with Appfolio a plus

  • Contractor's license a plus
