Warby Parker is searching for a Real Estate Analyst to take on site research, demographics, cannibalization studies, and mapping associated with our new store expansion programs. As a member of the Real Estate Development team, you’ll collaborate with design, construction, finance, and data science stakeholders to analyze, prepare, and finalize our Real Estate Committee Approval packages. In this position, you’ll use your analytical skills to help distinguish good retail locations from great ones. What you’ll do:

  • Perform site research, demographics, and mapping

  • Research, collect, and compile information on our existing retail locations

  • Prepare and coordinate presentations for the Real Estate team

  • Work with members of the Real Estate, Design, and Construction teams to finalize Real Estate Committee (REC) packages to present to the Committee for site approval

  • Attend and lead key project meetings related to the REC process, including kick-off and roll-out meetings

  • Conduct dilution studies to determine the cannibalization impact of new store openings on nearby existing stores

  • Work with the Finance team to prepare pro forma financial statements completely, accurately, and on a timely basis

  • Develop relationships with internal Operations and Finance teams, as well as external developers and brokers, and perform portfolio reviews

  • Own (or assist with) special projects as requested

  • Manage our data science and mapping program, as well as other department initiatives

Who you are:

  • Equipped with at least 3–5 years of relevant experience, including 2+ years in retailer-side provisions

  • Backed by a bachelor's degree or equivalent work experience

  • Great with numbers and deal economics (you have a strong understanding of retail real estate finance and the deal lifecycle process)

  • A problem solver who’s able to answer complex questions using a number of data and information sources

  • Capable of collecting, analyzing, and communicating data in an effective manner  

  • A master of technology, whether you’re crunching numbers on Excel, mapping data, or capturing information online
